In 2005, my client purchased a penthouse condo that featured three floors of living space. It had a very challenging narrow configuration which was complicated by chimney flues coming up from the units below. The renovation goal was to open up the several small rooms on the top floor to create a fabulous interior space for entertaining that would showcase the spectacular views of the city from every vantage point.

Because the original blueprints for the building were unclear, we decided to gut the entire unit and start from scratch. We began by raising the ceilings on the top level to give the narrow space an airier feeling. To create more usable floor space and improve traffic flow we closed up part of a stairway. All new electrical, plumbing and HVAC were installed throughout the unit. We added a luxury bath and a fireplace to the master bedroom. A sleek metal and wood staircase provides access to the mezzanine where the powder room, utility room and laundry room are located. From there a new staircase configuration leads down to the bottom floor where newly-decorated private quarters await for guests complete with a bedroom, small kitchen, full bath and living area.

The great news for my client is that some of my most innovative ideas are inspired by the kind of design challenges that have made this penthouse project one of my most successful.
